Owner Content & Distribution Terms

These terms cover property owners anywhere in the world whose homes are marketed or managed by Best of Bedz: what you license to us when you send us content, where we may list your property, and who owns what. They complement, and never replace, your signed management or marketing agreement; if the two conflict, your signed agreement prevails.

1. Who you are dealing with

Brand, platform and marketing are operated by Best of B Online FZ-LLC (RAKEZ, Ras Al Khaimah, UAE). Day-to-day operations at your property are performed by our local operating company or partner in your property's country (for Egypt, currently Eleven Seasons, New Cairo), as set out in your signed agreement.

2. The content you send us

When you provide photos, videos, floor plans, descriptions or any other material about your property ("Owner Content"), you grant us a worldwide, royalty-free, sublicensable licence to use, reproduce, adapt (for example cropping, colour correction, translation) and display that content to market and operate your property: on bestofbedz.com, on booking platforms, in advertising, on social media, and in email.

You confirm that you own the Owner Content or hold the rights needed to grant this licence, that it does not infringe anyone's rights (including the photographer's), and that it shows the property truthfully. If a third party shot it for you, make sure your agreement with them allows this use.

3. The content we produce

Where our team produces photography, video, reels, 3D tours, or written descriptions of your property ("Produced Content"), the Produced Content and the Best of Bedz brand elements in it belong to us. We use it to market your property while we work together. You may share and repost it with credit, unedited, while your agreement is active; using it to market the property outside our channels (including after we part ways) needs our written permission or the buy-out terms in your signed agreement, if any.

4. Where we may list your property

Unless your signed agreement narrows this, you authorise us to market and distribute your property, under our accounts and rate strategy, on:

  • our own site, bestofbedz.com;
  • third-party booking platforms and channels (for example Airbnb, Booking.com, Expedia, Agoda, Trip.com and similar), including their promotional programmes;
  • metasearch and advertising channels (for example Google Vacation Rentals, Meta, Snapchat, TikTok);
  • our email, social and offline marketing.

We choose channel mix and presentation professionally and keep calendars and pricing synchronised through our property-management system, so double-booking risk is centrally controlled. Where a platform requires owner-specific registration or local licensing, we will tell you what is needed; providing it is your responsibility unless your agreement says otherwise.

5. Accuracy both ways

We market only what you have told us is true. Keep us informed of anything that changes at the property (works, amenities lost or gained, community rule changes); we update listings promptly. Guest-facing accuracy failures that trace back to information you knowingly withheld are your responsibility under your signed agreement.

6. Your data

We process owner personal data (identity, ownership documents, bank details for payouts, correspondence) to run the relationship, meet know-your-customer duties described in our AML and Sanctions Compliance policy, and pay you. The Privacy Policy applies; owner payouts are made to accounts in the owner's own name.

7. When we part ways

On termination of your signed agreement: we stop new marketing, wind down listings in line with existing confirmed bookings, and stop using Owner Content except in historical materials that cannot reasonably be recalled (for example a printed brochure or an already-published post). Rights already granted to guests (for example a booking confirmation with photos) survive. Produced Content remains ours per Section 3.

8. General

These terms are governed by the laws of the United Arab Emirates as applicable in the Emirate of Ras Al Khaimah, without displacing the governing law of your signed agreement where it differs. They are published in English and Arabic; if the two versions differ, the English version prevails.
